The iNz Residence site plan design is very practical and well-thought out.

It basically comprises 9 blocks strung out in 3 parallel rows, oriented in a generally North-South direction to minimise west facings. In between the rows are pools and landscaping, so that most units have a view, either of water, or of the forested areas south that will be Tengah Forest Town eventually.

The land slopes down from Choa Chu Kang Avenue 5 to Bricklands Road, so the blocks and amenities sit on a stepped E-deck, with the higher deck at the front of the site. The E-deck is elevated 3 to 4 metres above the road and park connector, giving greater privacy to the units facing them.

The blocks are designed in parallel rows, with the facilities and pools sandwiched between them. Similar in design to the site layout of Royal Green. Which is hardly surprising perhaps, given that ADDP Architects designed both iNz EC and the Royal Green condo.

Points of interest:

  1. Main entrance is along Choa Chu Kang Avenue 5. At the rear of the site, a side gate opens onto the park connector running along Bricklands Road.

  2. The parallel rows are set well apart: 31 metres at the closest point (between Towers 60 & 72) to as far apart as 43 metres.

  3. 4 units per floor per block. Each block is serviced by 2 lifts per lift lobby, which goes down to the basement.

  4. The bin centre and sub-station are tucked well away, at a front corner of the site under the tennis court. Clever design, with its own service driveway, away from the resident driveway going to the main drop off point.

  5. This place offers a huge selection of facilities to enjoy. Among which are 2 main swimming pools, 2 clubhouses, and 6 dining pavilions (4 with electric stoves and 2 with traditional stoves).

  6. Total of 40% of the site is given to landscaping (approximately 6,700 square metres), including the covered communal areas.

  7. Also features a double volume Sky Garden on the 9th floor of Blocks 62 & 64. With 250 square metres (2,690 sq ft) of green space with pavilions and plantings.
